Construction Services Linque Realty Services (LRS), the Construction Management Division of Lincoln Equities Group LLC, performs all the Tenant Installations, Capital Improvement Projects, and larger Repair and Maintenance projects for the LEG portfolio. LRS was created to give LEG greater control over costs, scheduling, and quality as well as a comprehensive level of construction expertise. LRS helps to create the preliminary concept plans, research the latest construction trends for viability, and provide construction estimating. This enables owners to make timely decisions about leasing terms and asset repositioning en route realizing each assets potential value. Over the years, LRS’ has completed hundreds of tenant installations in industrial, retail, and office uses in addition to all the capital projects with a total value well over $100 million. LRS works closely with LEG’s Leasing Division to help streamline the leasing process. Since LRS is involved during the negotiating phase, LRS can meet with each tenant to understand their requirements and wishes and works with the architect to provide a cost effective plan. LRS then provides budget estimates to the Leasing Department, usually within 24 hours. This level of team work provides a tremendous advantage in negotiating leases with potential tenants. By utilizing LRS’ experience, owners can eliminate the ‘guess work’ out of preliminary estimating so that they can make knowledgeable leasing decisions based on the reliable information provided by LRS. As a direct result of LRS’ involvement, LRS offers superior pricing, shorter schedules, quicker turn around times and higher levels of customer satisfaction for both the tenants and owners. Another added benefit LRS offers is our connection with Linque Management Company (LMC), the Property Management Division of LEG. By working together with Property Management, LRS ensures that construction projects do not conflict with the building’s operations. This relationship eliminates the adversarial relationship most management companies have with third party General Contractors. We help to minimize conflicts with adjacent tenants, provide streamlined access to building systems, and provide a safer work environment for the tenants and building staff. Post construction, LRS ensures that building systems and sub-meters are properly tested and working as intended. LRS works with LMC to assist with yearly budgeting and provides a safety net by offering guidance to LMC for larger repair and maintenance work needed for the buildings in the portfolio. For new assets, LRS provides due diligence services so investors can quickly identify and evaluate issues in the physical plant and quantify value adding strategies. LRS performs a complete review of the building and its operating systems, works closely with third party engineers to identify which systems have past their life expectancies, water intrusion issues, structural or façade deficiencies, and other potential areas of concern. LRS reviews the building department folders, interviews employees and vendors, in addition to the many other tasks required during due diligence. LRS then obtains budget pricing and uses that information to assist with the five year capital and operating budgets. An added benefit of this close involvement is our ability to also provide our partners with Tenant Installation costing and assist in underwriting future tenant work. Our investors utilize this information to asses the true value of each asset and, if warranted, adjust the purchase price. All these services are provided so that owners are able to make informed decisions about new acquisitions. LRS’ real value is in our day to day responsibilities of overseeing multiple Tenant and Capital Improvement Projects. As a result of our due diligence efforts, leasing assistance, or communication with Property Management we help to identify ways to improve our asset. When a project is identified, LRS meets with the necessary vendors and then translates that information into plain text which, in conjunction with preliminary schedules and budgets, is presented to the owner. Once a project is approved or a lease executed LRS leaps into action. The Architect and MEP Engineers are engaged to finalize the design documents, bid packages are prepared and delivered, and permits are filed. Instead of hiring a large General Contracting firm, LRS hires out all the individual trades and directly manages all the activities to ensure faster construction schedules and tighter costs. LRS operates in an ‘Open Book’ environment providing owners with a level of trust that is rare in this business. Bids are solicited from multiple vendors for each trade and since all LRS vendors are properly vetted, contracts are issued to the most cost effective vendors. LRS conducts weekly meetings, direct communication with the tenant, close relationships with local Building Officials, and many other services that all come together to facilitate a seamless construction process that delivers consistent service and positive results.
