MIXED-USE MULTI-FAMILY AND COMMERCIAL DEVELOPMENT

A 52 acre site encompassing all areas surrounding the Meadows Office Complex development at the Northeast intersection of Route 17 and Route 3 in Rutherford, NJ.
The program will include:
  - 3,000 Market Rate Multi-Family Residential Units.
  - 404 inclusionary COAH Affordable Housing Units. Half will be dedicated to Seniors.
  - A Lifestyle Retail Center with 350,000 square feet of space creating a new pedestrian Main Street.
  - Complimentary, not competitive retail to Rutherford's historic Park Avenue Business District.
  - Main-to-Main Concept connects Highland Cross' Main Street to Rutherford's Park Avenue linking the two communities as one.
  - New Pedestrian and Bicycle Footbridge over Route 17 at Highland Cross.
  - One Retail anchor will be a new 20th Century Supermarket.
  - A 250 Room Full Service Hotel with Conference and Banquet Facilities.
  - Well-designed Public Parks and Community Facilities.
  - Recreation Center (for teens and seniors).
  - Police Sub-station.
  - Fire Sub-station.
  - New Public School (anticipated to be a state of the art, Early Learning Childcare Center, for Grades K-2) will help to solve the existing and impending, district wide student population growth problem in Rutherford.
  - Minimal new Public School Children are expected from the new Highland Cross
Residential Units as the target market is DINKS (double income, no kids), Parents with infants (who are likely to migrate to single family homes when their children are ready for elementary school) and Empty Nesters, many of whom are expected to come from Rutherford.
  - A location for a new DMU Train Station for New Jersey Transit at the junction of Bergen and Pascack Valley Lines.
No exposed parking decks.All structured parking will be hidden by townhomes and landscaped roofs.
Will be built in a phased development schedule over a 10 year period.
Will produce a significant tax surplus for the Borough of Rutherford.
