CONSTRUCTION SERVICES
Linque Realty Services (LRS) is the
Construction Management arm of Lincoln Equities Group LLC.
LRS performs all construction projects in the LEG portfolio,
from remodeling office space, to renovating and
repositioning existing assets, to ground up construction of
new buildings. LRS was created to give the owners greater
control over costs, scheduling, and quality as well as a
comprehensive level of construction expertise.
By working closely with the Leasing
and Property Management divisions, LRS can offer superior
pricing, shorter schedules, quicker turn around time and
higher levels of customer satisfaction. LRS provides budget
estimates to the Leasing Department usually within 24 hours,
which provide a tremendous advantage in negotiating leases
with potential tenants.
Over the last five years, Linque’s
construction team has completed 98 office tenant
installations and 27 building capital projects with a total
value $60 million.
The construction group also works
closely with Property Management to ensure that construction
projects do not conflict with the building’s operations and
do not compromise tenant use of their space. LRS provides
guidance for larger repair and maintenance work needed for
the buildings in the portfolio and ensures that building
systems are properly tested and working as intended once
construction is completed.
On behalf of third-party
clients, LEG has completed numerous significant turnaround
assignments and LRS has skillfully executed the construction
elements of these assignments. LEG’s significant turnaround
projects include:

Leasing and stabilization of over 900,000 square feet of
vacant office buildings
· Repositioning
of a 1 million-square-foot retail center in which LRS
engineered and completed a 7.8MM floor repair utilizing an
innovative solution saving ownership 25% of project costs
·
Repositioning and leasing of an 820,000–square-foot
industrial complex,
·
Leasing of a 480,000-square-foot industrial-to-office
conversion and
·
A $6 million reconstruction of an underground parking deck.
For new assets, LRS
provides due diligence services so investors can quickly
identify and evaluate issues in the physical plant and
quantify value adding strategies. LRS performs a complete
review of the building and its operating systems, and tracks
and reviews maintenance schedules. LRS reviews the building
department folders, interviews employees and vendors, in
addition to the many other tasks required during due
diligence. LRS works closely with third party engineers to
identify potential problem areas and then obtains budget
pricing. LRS assists with the five year capital and
operating budgets and helps reduce the purchase price
accordingly. |
