CONSTRUCTION RELATED SERVICES
Linque Realty Services (LRS) is the
Construction Management Division of the Lincoln Equities
Group of companies. LRS was formed in 1997 and has
performed over 95 percent of the Tenant Improvements and all
Capital Improvements, as well as managing all the
development projects related to the portfolio. LRS is
involved in all forms of construction, from remodeling
office space, to renovating and helping reposition existing
assets, to constructing new office buildings from the ground
up. LRS was created to give the owners greater control over
costs, scheduling, and quality, as well as a comprehensive
level of construction expertise. By working closely with
the Leasing and Property Management divisions, LRS can offer
superior pricing, shorter schedules, quicker turn around
time and higher levels of customer satisfaction. LRS
provides budget estimates to the Leasing Department which is
used to negotiate leases with potential clients. LRS works
closely with Property Management to ensure that the
construction projects do not conflict with the building’s
operations and minimize adjacent tenant interruptions. LRS
provides guidance for larger repair and maintenance work
needed for the buildings in the portfolio and ensure that
all the building systems are properly tested and working
once construction is completed.
Some the more recent capital and
development projects LRS is involved in include a $3.5
Million renovation of the lobbies, cafeteria, and the
exterior at the Meadows Office Complex in Rutherford, a $7.5
Million restoration of a 500,000 square foot parking garage
in Lake Success, and the redevelopment of an existing
manufacturing facility into Class A office space in a
Historical building in Hamilton Township. In addition we
are also managing tenant construction for Sprint/Nextel,
Quatern, Union Telecard Alliance (a division of the IDT
Corporation), and General Chemical as they are tenants in
our portfolio
For new assets, LRS provides due diligence
services so the owners can properly assess the value of an
acquisition. LRS performs a complete review of the building
and its operating systems, and tracks and reviews
maintenance schedules. LRS reviews the building department
folders, interviews employees and vendors, in addition to
the many other tasks required during due diligence. LRS
works closely with third party engineers to identify
potential problem areas and then obtains budget pricing. LRS
assists with the five year capital and operating budgets and
helps the owners negotiate a lower purchase price. |

Lincoln Equities Inks
Lease Deal with Union Telecard Alliance
Lincoln Equities Group, LLC announces a 29,613-
square-foot office space lease to Union Telecard
Alliance (UTA) at its 1979 Marcus Avenue property in
Lake Success, NY. Lincoln Equities Group’s Robert
Fisher and Susan Lulla represented the landlord,
while Robert Rosenbluth and Michael Hogan of Real
Estate Strategies represented the tenant in the
transaction. Richard Cohn of Earp Cohn was legal
counsel for the landlord in the deal.
UTA, one of the
largest distributors of prepaid phone cards in the
United States, will move into its new space early
next year.
The
29,613-square-foot property, built in 1988, features
a fitness center, full service cafeteria, 24-hour
on-site security guard service, and a three-level
below-grade parking garage that contains 1,084
covered spaces and 318 surface spaces.
