Year Built: Originally 1918, Historically renovated in 2004

Size: 482,053 rentable square feet

Framing: Building structure is an existing combination of structural steel and poured in place concrete.

Exterior:  Red brick, thermally broken aluminum window system with insulated glass

Foundation: Existing slab on grade.

Roof: Roofing is a modified Bitumen roofing system with granular top coat and walkways to roof top equipment.

HVAC: The HVAC is designed to be able to provide up to 350 square feet per ton based on ventilation of 20 CFM / person, a density of 150 square feet per person, and an internal heat gain from lighting and equipment of 4 watts square foot. HVAC is provided by gas fired constant volume packaged roof top units with airside economizers for interior zones and electric split systems for perimeter zones. The HVAC system is controlled by localized digital programmable thermostats and is located and installed with the tenant improvements from their temporary coiled location in the ceilings.

Electrical Systems: Site is provided with 13.2 KV, with capacity of up to 5,000 KVA for the entire site.  Emergency lighting and exit signage are provided via battery back up in core areas in quantities as required to meet local code. Parking lighting is provided by pole lights on timers.

Security: Common entrances to the building are accessed by card key.

Fire Safety: The system shall include manual pull stations at each exit, sprinkler alarm and supervisory, smoke and/or heat protection, audible and visual  signaling, and duct detection with quantities and locations as dictated by code. The fire alarm system is centrally monitored.
